Does Your Builder Have a Plan??

I hear this too often in our industry through sub contractors, homeowners, and vendors alike.  Many of the builders in the area seem to fly by the seat of their pants and don’t have an accurate way to let you know when they might be completing your new home.  Or worse yet, they follow the timeline given up front and push all of the important finish work in the end into a cluster.  Throughout the years, I have along with the help of my employees a very detailed process that allows everyone involved to be more organized as well as comfortable.  Many people don’t understand the importance of this, but I truly feel it is one of the most important components of building a new home.  I push very hard to get our homes “shelled out” to get the exterior elements out of the equation, but it is only part of it.  By getting the home protected, we can then begin the important process of drying the home out from the exterior in. When my homes are almost done with the setting of the trusses, I write a comprehensive schedule that carries this project all the way to completion.  While some builders do this as well, very few manage that schedule to keep in on track.  Hundreds of thousands of parts go into the home after the walls go up and many things can alter the timelines.  It is the general contractors responsibility to inform the trades as well as the owners of potential glitches soon enough to get the project back on track.  I feel this is the biggest hurdle in all home building.  The simple act of writing a schedule also allows you the homeowner to enjoy the process as well.  If you are building several miles away from where you are living there is no reason to stop by the job site on a day where we maybe only had inspections occurring.  I have built cabins and homes outwards of 180 miles from Rochester and this is something the owners can attest to with my company.  The bottom line is to interview your builder if you are concerned with any of this.  Regardless of the price range this makes no difference on how I operate my schedules.  Obviously the larger the home the longer it can take, but it is up to your builder to figure out how to handle each situation.  As always feel free to drop me an email or a call if you have questions.  I build 90% of my homes on referrals, so you can rest easy knowing Med City Builders of Rochester is one of the builders following what I’ve discussed above!!

This seems like a common thing to say with the current state of the world and this COVID pandemic, but many don’t take the time to figure out why this might be the wrong thing to say.  For many of us, our home has been and always will be our single best investment.  The key to any good investment is time and many who see the wild swings in the stock market soon forget.  I often have clients ask me when the right time to buy or build a new home and I have kept my answer the same for the past 20 years.  It is “Yesterday" but you can’t go back in time obviously.  Each year we begin with price increases in labor, materials, and typically land.  We often think that this seems too high for our customers but by the following season our customers call and say how thankful they are that they built when they did.  This year will be no different for anyone who took that leap of faith and next year will be the same.  Our home has been the only place we are able to take our masks off, the only place many of us have been able to work, and the only place our kids have been able to learn over the past year.  That being said, we should look at our home as the place we should invest the most in and if and when the time is right for our family we should make the move to do what is right at the time.  Recently we have seen an uptick on the lumber costs across the nation and that has caused many to hit the pause button and think that if we wait until next year we might be better off.  Historically we have seen an average of 2-3% in new home increases from fall to the next spring and this is the overall effect that we are seeing with the higher costs in the materials today.  If the lumber prices go back down next year, you are only going to be paying the same amount for your new home and likely more with the normal set of increases we see yearly.  Interest rates are another factor.  We currently have historically low rates and next spring that home you can build now will be unattainable with a small shift in that rate.  The bottom line is this.  Never be afraid of taking the leap if your time is right.  Your home has been and always will be one of your best investments you can make for yourself and your family.  Yesterday is almost here so now is the time to get moving!
